ABOUT CLUBVIEW CROSSINGS
Clubview Crossings, also known as Rosedale 9-Homeowners' Association, Inc. (HOA), is one of several HOA's located within the beautiful Rosedale Golf and Country Club development. Rosedale is located just east of I 75 (exit 217) off state route 70 in Bradenton, Fl. Clubview Crossings is a community of 46 "maintenance free" homes, located on two streets: 51st Terrace East and 87th Court East. The homes, which consist of several different designs, overlook ponds, the Rosedale Golf and Country Club, and preservation lands. We are extremely fortunate in having attracted a wonderful group of residents: friendly, involved, and caring. There is a strong social involvement by the residents on a private basis, plus various organized seasonal parties, monthly lunch bunch events for the ladies, sports events, etc. A large majority of the residents are members of the Rosedale Country Club, which in turn provides various membership opportunities including social, tennis, and golf.
ABOUT CLUBVIEW CROSSINGS MANAGEMENT
Clubview Crossings is a deed restricted community, governed by covenants and by-laws, both within its HOA as well as within the Rosedale Master Association. It is governed by a five person board of volunteer directors, elected by the residents, serving up to two consecutive two year terms. Board meetings are held approximately every eight weeks, with an annual meeting held in November. All such meetings are open to the residents. Officers, elected by the board, include President, Vice President and Treasurer. Committees reporting to the board include landscaping, architectural review, social, finance, and audit. Financial support is provided by quarterly dues paid by the residents, which cover basic landscaping services for all residents, periodic roof cleaning and painting of the homes, quarterly newsletters, this web site, and other miscellaneous services. Board members and residents also participate in the Rosedale Homeowners' Council which interfaces closely with the Rosedale development group, county planning groups and real estate development groups bordering Rosedale properties. This involvement helps ensure appropriate development in the area, with emphasis on maintaining both the beauty and property values of the entire community. ABOUT ROSEDALE
Rosedale, containing approximately 650 homes, is a gated community with fully manned access control to ensure privacy and security. Within the community is the Rosedale Golf and Country Club. Amenities of the club include a 20,000 square foot country club house, an eighteen hole golf course, five soft court tennis courts, fitness center, heated olympic sized swimming pool, and other facilities, eg. a driving range, practice putting and chipping areas, bocce court, etc. Rosedale has an extensive professional staff, including golfing and tennis professionals, club management staff, full time chef, administrative staff, and grounds maintenance staff. The club, consisting of a spacious dining room and lounge, plus smaller meeting rooms, supports an extremely active social calendar, including ala carte and buffet dining, dancing, and seasonal events. ABOUT THE BRADENTON/SARASOTA AREA
Bradenton is located just north of Sarasota in southwest Florida, with Tampa only 45 miles north via I 75 and I 275. All three cities border the Gulf of Mexico. Abundant air transportation is available through the Sarasota/Bradenton airport, as well as the Tampa International airport and the St. Petersburg Regional airport. North/south automobile access is available primarily via I 75; east/west access is via various highways that cross the Florida peninsula. The Bradenton/Sarasota area boasts many attractions: over 30 golf courses, beautiful beaches, superb boating and fishing, an excellent variety of arts and entertainment (including local symphony orchestras, local live theater, and many traveling presentations), fine dining, plus various tourist attractions (eg.
